New construction is giving buyers in Miami and the Florida Keys something they haven’t had in a while: more choices and stronger negotiating power. Right now, the market has a larger-than-normal selection of new homes, and builders across South Florida are offering incentives that make these properties more affordable than many expect. For buyers working with a local real estate agent, this creates a real opportunity.
Even though new communities seem to be popping up everywhere, builder activity is starting to slow. Data from Zonda shows fewer new housing starts, meaning today’s inventory may be the widest selection we see for a while. Redfin reports that nearly one in three homes available are new builds, but that share is already trending down. For buyers in Miami, Key Largo, and the Upper Keys, this window won’t last.
To keep inventory moving, builders are offering record incentives. According to the National Association of Home Builders, 65% of builders are using some form of incentive, and 41% have reduced prices. Many are offering closing cost credits, upgraded finishes, and mortgage rate buydowns—savings that can significantly improve affordability.
