Recent national housing data shows newly built homes are selling for about $40,000 less than existing homes on a typical basis. Builders are also offering incentives to move available inventory.
According to recent NAHB data, 35% of builders reduced prices, while 63% offered buyer incentives. Those incentives might include closing cost assistance, mortgage rate buydowns, or upgrades — all of which could make a new home more affordable upfront and month to month.
Why Having Your Own Agent Matters
Before visiting a model home or new construction community, consider working with your own real estate agent. The builder’s sales representative works for the builder.
Your agent represents your interests and helps you compare communities, review pricing, evaluate incentives, negotiate upgrades, and understand the contract. An agent also helps you plan for an independent home inspection, even when the property is brand new.
