If you’re watching the Miami and Florida Keys real estate market, winter may be a smarter time to buy than most people realize. While many buyers wait for spring, data shows January often delivers better value.
Historically, home prices tend to be lower at the start of the year. Studies from LendingTree show January frequently has one of the lowest price-per-square-foot averages, while spring demand pushes prices higher. For buyers in Miami, Key Largo, and the Upper Keys, that difference can translate into meaningful savings.
Winter also brings less competition. Fewer buyers are actively searching, which reduces bidding wars and gives buyers more room to negotiate. Sellers who list during this season are often more motivated, making them more open to price adjustments, closing cost help, or concessions.
Another benefit is pace. Homes don’t move as fast as they do in spring, giving buyers more time to compare options, evaluate neighborhoods, and make confident decisions.
